Your Industrial Door Maintenance Schedule

When a loading-bay door fails, dispatch grinds to a halt;, it can throw off cold-room performance. When a swing door gets damaged, it can create a hygiene risk in spaces where clean surfaces and controlled access really matter.

A good industrial door maintenance schedule treats these as operational risks - not minor building issues.

This matters most in facilities with heavy forklift traffic, high foot traffic, temperature-controlled zones, or strict security needs. In these settings, the right maintenance schedule protects uptime and helps specialised door equipment last longer. It also creates a clear record of inspections, repairs, and recurring problems - which is valuable for planning maintenance, reviewing safety, and deciding when equipment needs to be replaced.

Start with the operating conditions, not a fixed interval

There is no single service interval that suits every industrial door. A sectional door used a few times each day in a warehouse has a very different maintenance profile from a rapid roller door cycling hundreds of times a shift in food processing. The door type matters, but so do the surrounding conditions.

A practical schedule should account for cycle volume, door size and weight, exposure to dust or washdown, corrosive environments, forklift traffic, temperature differences, required opening speed and the consequences of failure. A door protecting a chilled dispatch area or clean production room generally warrants closer attention than a low-use storage door.

Manufacturer recommendations provide the starting point. From there, facility managers should adjust service frequency where site conditions accelerate wear. High-use, high-consequence openings often need planned professional servicing several times a year, while lower-cycle applications may be suited to an annual service program. The right outcome is condition-based maintenance supported by regular inspection, not an arbitrary date in the calendar. 

How often should I service my door?

For preventative maintenance, as an Australian Manufacturer of High Speed Rapid Doors, Remax Doors' standard recommendation is six monthly servicing, which we recommend commencing 6 months after the date of install.

However, on fast action doors that are exceeding 50,000 cycles a year, you might opt for quarterly servicing. Conversely, if the rapid doors aren’t used that regularly, set the frequency to a 12 month option.

With brand new doors, Remax Doors recommend starting with the six monthly service, and as we build up the service history on the doors and get a gauge on how many cycles the doors are doing on a regular basis, you can determine from there whether or not to increase that to quarterly servicing.

What an industrial door maintenance schedule should include

A useful schedule separates routine checks that site personnel can perform from work requiring a trained door technician. This prevents small issues being ignored while ensuring safety-critical adjustments are not attempted by unqualified staff. 

A typical service includes;


- Checking motor and controller operation, identifying signs of failure
- Resetting Limits
- Checking fault history on each door controller, to note any recurring issues with the motor or controller
- Checking voltage to door operators
- Cleaning sensors, wires, cables, and other componentry susceptible to moisture and dirt related damage
- Complete minor repairs where feasible
- Repairing bent windbars, panel beating tracks, re-wiring loose cables, and patching curtains are all examples of minor repairs we can complete within the service timeframe
- Checking and tightening fixings
- Observing wearable parts for wear and tear that could lead to breakdowns. i.e. tension belts

Daily and weekly operational checks

Operators are usually the first to notice that a door is behaving differently. A brief visual and functional check before or during normal use can identify issues before they become an unplanned shutdown.

Check that the opening path is clear, the door travels smoothly, and guides, tracks and floor areas are free from pallet wrap, debris, ice or product build-up. Listen for scraping, banging, chain noise or an unusual motor sound. Confirm the door fully opens and closes without hesitation, and that control stations, remote devices and access-control equipment respond correctly.

For powered doors, safety devices deserve particular attention. Photoelectric sensors, light curtains, safety edges and induction loops must be clean, aligned and operating as intended. A sensor covered in dust or knocked out of position by traffic can lead to nuisance stops, unsafe operation or an open doorway that compromises security and temperature control.

In hygienic or washdown environments, inspect seals, panels and stainless-steel surfaces for damage, residue and areas that cannot be cleaned effectively. In cold rooms, look for torn seals, ice accumulation and gaps that allow warm air infiltration. These checks are short, but they are directly tied to energy use, product protection and site hygiene.

Monthly site inspections

A monthly inspection creates a more deliberate record of door condition. It should be completed by a nominated team member who understands the equipment and knows when to escalate a fault.

Inspect panels, curtains, vision windows, hinges, rollers, guide rails, bottom seals and protective bollards for impact damage or excessive wear. Examine PVC strip curtains for splits, missing strips and poor overlap. Check whether swing doors self-close correctly and whether hinges or impact plates are loosening under trolley or pallet-jack traffic.

For sectional doors, inspect cables, drums, rollers, tracks and mounting brackets visually from a safe position. Do not adjust springs, cables or counterbalance components internally. These systems store significant energy and require specialist service procedures.

Record the door location, fault description, date, action taken and whether the issue affected safety, security, hygiene or operations. Consistent records help identify repeat impacts at a particular opening, a sensor that regularly falls out of alignment, or a door that is no longer suitable for its traffic pattern.

Planned technician servicing

Professional servicing is where an industrial door maintenance schedule becomes preventative rather than reactive. A qualified technician can test and adjust components that should not be handled through general site maintenance, while checking the full system against its operating demands.

The scope varies by door type, but a planned service commonly includes inspection of drive units, gearboxes, chains or belts, electrical connections, limit settings, bearings, fasteners, guides, rollers and structural fixings. The technician should assess wear in moving parts, lubricate components only where specified, test safety systems and confirm that opening and closing speeds remain appropriate.

For sectional doors, technician work typically focuses on balance, spring condition, cables, drums, shaft assemblies, tracks and motor operation. A poorly balanced door places unnecessary load on the operator and may become difficult or unsafe to use.

Rapid roller doors require particular attention to curtain condition, guide engagement, bottom-edge safety systems, sensor alignment and control settings. Their speed is an operational advantage, but high cycle counts mean small alignment or wear issues can progress quickly if left unattended.

For sliding, swing and stainless-steel doors in food, healthcare and clean environments, servicing should consider hinge wear, sliding hardware, seals, latching, panel integrity and cleanability. The service approach must suit the environment. The wrong lubricant, for example, can attract contamination in a hygiene-sensitive area or wash away quickly during frequent cleaning.

Set service frequency by risk

Rather than applying the same visit frequency to every opening, classify doors by usage and consequence. This makes maintenance spending more targeted and gives critical access points the attention they need.

A lower-risk door may be in a back-of-house storeroom with limited daily movements. A medium-risk door could serve a busy warehouse aisle or loading area. High-risk doors include rapid doors in cold-chain operations, doors separating clean and non-clean areas, high-cycle access points on production lines, and security doors that protect valuable stock or controlled spaces.

High-risk openings may justify quarterly servicing, or more frequent attention where cycles, washdown exposure or critical process requirements demand it. Medium-risk doors may be suited to six-monthly servicing, while lower-use doors may only require an annual technician inspection alongside regular site checks. The final interval should reflect the door manufacturer’s requirements, operating history and the findings of prior services.

Build fault response into the schedule

A maintenance schedule is incomplete if it only describes planned visits. It must also state what happens when a fault is found.

Safety-related defects should be isolated or taken out of service until assessed. Examples include damaged cables, failed safety edges, a door that drops or moves unpredictably, exposed electrical components, severely damaged panels or a door that cannot be secured. Staff should know who to contact and should not improvise repairs to springs, drives or safety circuits.

Other faults may allow controlled operation while a repair is arranged, but only after the operational risk is considered. A damaged seal on a freezer door may not stop the door from moving, yet the energy loss and product-temperature risk can make it urgent. A bent guide on a rapid door may cause repeated stoppages that quickly affect production flow.

Keeping critical spares available can reduce downtime for high-use doors. Depending on the application, this may include photoelectric sensors, remote controls, safety-edge components, curtain sections, seals or commonly replaced rollers. The sensible stock level depends on how quickly parts can be sourced and how costly a failed opening is to the facility.

Use maintenance findings to improve the doorway

Repeated repairs are often a sign that the doorway needs more than another replacement part. If forklift impacts are common, review traffic separation, bollard placement, guide protection and operator visibility. If a door remains open for long periods, assess whether a faster door, improved sensor arrangement or an additional internal barrier would better manage air movement and traffic.

Likewise, frequent seal damage may indicate uneven floors, unsuitable vehicle movements or a door type that does not match the application. Maintenance data gives facility teams evidence to justify upgrades based on operational cost rather than appearance alone.
